The house has been paying you back. Here is how to use it.

Refinancing and taking equity out are the same conversation from two directions: what the mortgage costs you every month, and what the house can release when you need it. Both turn on the income a lender agrees to count — which, on an officer’s pay stub, is exactly where files are won and lost.

Five reasons, and none of them is a crisis.

The payment needs to come down

Stretching the remaining amortization lowers the monthly number. It costs more interest over the life of the mortgage, and that trade is worth seeing in writing rather than being talked into.

Card and loan balances have stacked up

Consolidating unsecured balances into the mortgage usually collapses the interest rate and frees the month. The honest caveat travels with it: unsecured debt becomes secured against your home, and it only works once.

A posting means two houses for a while

Equity in the place you are leaving can cover the down payment on the next one before the first sells. Timing this around a transfer is the part worth planning early.

Something needs doing to the house

Renovations, accessibility work, or a suite that changes what the property earns — all cheaper against the house than on a line of credit or a card.

A separation has to be settled

Buying out a spouse is its own kind of refinance, with its own rules and its own paperwork. Say so early and the file is built for it from the start.

Most ways of borrowing against your home
Up to 80% of your home's value

FCAC's general figure. It is a ceiling on the total against the property, not a promise any particular lender will go there — that depends on the file.

A home equity line of credit (HELOC)
Up to 65% of your home's value

Lower than the general ceiling because the balance revolves. FCAC states you need 20% equity for a HELOC combined with a mortgage, and more than 35% for a standalone one.

Refinancing your existing mortgage

One new mortgage replaces the old one for a larger amount, and the difference comes to you at closing. The cleanest option when the whole mortgage is due for a rethink anyway.

A home equity line of credit

Revolving credit secured against the house — borrow, repay, borrow again up to the limit. Suits an expense that arrives in pieces rather than all at once. HELOCs in full.

A second mortgage or home equity loan

A separate loan behind the first, or a one-time lump sum. Worth pricing when the first mortgage carries a rate you would rather not disturb mid-term. second mortgages in full.

A reverse mortgage — if you are 55 or older

Timing

Mid-term or at renewal?

At maturity there is no prepayment penalty, so restructuring then can cost nothing to arrange. Mid-term there is one, and it has to be smaller than what the change saves — which, when high-rate balances are being cleared, it often is within months. It is arithmetic either way, and we run both dates before you commit to either.

How much can I actually take out of my home?

The Financial Consumer Agency of Canada's figure is that you may usually borrow up to 80% of your home's value across most routes, and up to 65% with a home equity line of credit specifically. Those are ceilings on the total borrowed against the property, not a promise that a given lender will reach them — how close you get depends on income, the property and the rest of the file, which is what we work out before anything is applied for.

Should I refinance now or wait for my renewal?

It is arithmetic. At maturity there is no prepayment penalty, so restructuring then can cost nothing to arrange. Mid-term there is a penalty, and it has to be smaller than what the change saves. Does my overtime and paid duty count toward a refinance?

Same answer as any officer file: usually yes, when a consistent history is documented, and how much of it counts varies between lenders. That variation matters more on a refinance than most people expect, because the amount you can take out moves with the income a lender agrees to recognise. Is consolidating debt into my mortgage a good idea?

Often, and not always — and the honest version has two halves. The interest rate on the balances collapses and the month stops being a squeeze, which is real. The other half is that unsecured debt becomes secured against your home, and the strategy only works once, because refilling the cards afterwards leaves you with both. We say both parts out loud before you sign anything.

I'm being posted. Can I use equity from this house for the next one?

That is one of the more common reasons an officer refinances, and the timing is the whole job — you may need the money before the first property sells. It is far easier to arrange while you are settled and your employment letter is straightforward than in the middle of a move, so raise it as soon as the posting is known rather than after.

What does taking equity out cost me?

It depends on the route and on whether you are mid-term. A refinance may involve legal and appraisal costs and, mid-term, a prepayment penalty; a second mortgage or HELOC behind an untouched first avoids breaking anything.
