Your pay is the whole game

Base salary is never the problem. Shift premiums, overtime, court time and paid duty are where two lenders reading the same stub arrive at very different numbers — and that difference decides the house you can look at.

First-time buyers get read the hardest

Early in service there is less history behind the premium lines, which is exactly when a rushed read drops them. Documented properly, a shorter run can still count.

Buying with someone changes the file

A spouse's income, a co-signer, or family helping with the down payment each change which lender fits. It is worth saying up front rather than halfway through.

A hard patch is not a dead end

Late payments, a past decline, or support payments from a separation change the order we approach lenders in — not whether the file gets done. Say it early and it costs you nothing.
